Type of contracts

Each type of contract has its own terms and conditions.

Types

  • Tourist stays: your duration is longer than 30 days and shorter than 60 days
  • Short stays: your duration is longer than 60 days and shorter than 6 months
  • Long stays: your duration is 6 months or longer

1.1 Tourist stays

Rent Account

Rent price: price as shown + €100 per month Other bills: €50 per tenant, per month

First Payment

  • Rent for the entire stay
  • Deposit: 1 month rent
  • Contract stamps: €2 (€4 for stays more than 30 days)

1.2 Short stays

Rent Account

Rent price: price as shown + €100 per month Bills: €50 per tenant, per month Waste disposal fee: €9 per month, to be paid at the end of the year or at the end of your contract

First Payment

  • Rent for the entire stay
  • Deposit: 1 month rent
  • Registration fee: 1% of annual rent
  • Contract stamps: €32.00
  • Administrative fee: €91.50 (€75 + VAT)
  • Invoice stamp: €2.00

Key points of the contract

The following fees and costs are not included in your monthly rent:

• Contract termination fee: €67 • Administrative termination fee: €91.50 (€75 + VAT)

1.3 Long stays

Rent Account

  • Rent: price as shown
  • Other bills: €50 per tenant, per month
  • €9 per month. Waste disposal fee and other indivisible services (Billed at the end of the year and at the end of the lease).

First Payment

The first rent payment paid is on a pro-rata basis (for example: if you move in on the 20th of June, the first month's rent will be just 10 days rent, from 20th-30th June)

  • Deposit: 3 months’ rent
  • Registration fee: 1% of annual rent
  • Contract stamps: €32,00
  • Administrative fee: €91.50 (€75 + VAT)
  • Invoice stamp: €2.00

Key points of the contract

As written in the contract the rental payment has to be made quarterly (every three months). You can pay your rent monthly if you pay an extra monthly fee of €50. Each payment must be made on the first day of the month at the latest.

The following fees and costs are not included in your monthly rent:

  • Contract termination fee : €67
  • Administrative termination fee : €91.50 (€75 + VAT)

The contract duration is 4+4 years with a minimum stay of 6 months.

You will need to give at least 3 months notice before terminating the contract.

If check-out date is in July or August, there is a 1 month's rent penalty fee + €50.
