For this contract type you will always pay for whole months, regardless of your move-in and move-out date.
Fortnightly
Here you pay per Half Month booked. If you move in during the second fortnight of the month, you will only be charged for the second half. If you move out within the second fortnight of the month, you will be charged the full month.
Daily
This type of contract calculates the rent in proportion to the number of days of your stay. You will pay the monthly rent for each whole month that you book, but the first and last month you will simply pay for the days that you stay. (Just like a hotel).

Cancellation type: standard
Standard

When the Resident cancels the reservation:

a) 30 days or less before the Move-in Date, SPOTAHOME will not refund the Resident for any amount and will transfer the First Payment to the Owner.

b) Between 31 and 60 days before the Move-in Date, SPOTAHOME will refund the Resident for 50% of the First Payment and the remaining 50% will be transferred to the Owner.

c) 61 days or more before the Move-in Date, SPOTAHOME will refund the Resident for 100% of the First Payment.

Flexible

When the Resident cancels the reservation:

a) 3 days or less before the Move-in Date, SPOTAHOME will not refund any withheld amount after the confirmation of the reservation, where First Payment will be transferred to the Owner.

b) Between 4 and 30 days before the Move-in Date, SPOTAHOME will refund 50% of the First Payment to the Resident and the remaining 50% will be transferred to the Owner.

c) 31 days or more before the Move-in Date, SPOTAHOME will refund the Resident for 100% of the First Payment.

Strict
For whatever reason, in the event that a Resident cancels a reservation that has been confirmed by the Owner, SPOTAHOME will not refund the Resident for any amount and the First Payment will be transferred to the Owner.

What we liked the most

  • Utilities are tapped at €40 each month, making it ideal for someone who wants to know how much the extra costs are going to be on top of the regular rent
  • The kitchen has two amenities not commonly found Madrid apartments: an oven (perfect for bakers) and a dishwasher
  • The apartment is an exterior apartment and it has lots of natural light

Things to keep in mind

  • There are only two bathrooms in the apartment, which could be difficult at times with so many tenants in the apartment
