Landlord policies

  1. THE LESSEE is obliged to comply with the rules of the building and the apartment, respecting the rest of the neighbors and other cohabitants, especially from 9:00 p.m. to 9:00 a.m.

  2. THE LESSEE will verify upon arrival that the apartment is in good condition, forcing itself to conserve everything with the greatest diligence and to pay for damages that are not due to normal and correct use. At the end of the contract, it will be verified that there has been a correct conservation of the floor and furniture. Otherwise, the necessary amount will have to be paid to restore the damages caused for this purpose, being able to have the amount of the deposit as part of the payment of the damages and unpaid expenses.

  3. Being the object of lease exclusively the contracted room, the owner retains her right to enter and leave the apartment, for which the tenant undertakes not to change the door lock. For lost keys, the amount will be paid plus the costs of changing the lock and the keys for the total rooms +2 sets of keys for the owner.

  4. Any work or alteration to the floor including holes is PROHIBITED, without prior written permission from the property.

  5. It is strictly FORBIDDEN to share the room with other people other than those listed here or to sub-rent it, as well as the entry of animals.

  6. Visits are STRICTLY PROHIBITED due to COVID issues.

  7. The LANDLORD is not responsible for loss or theft in the rooms. To this end, all rooms have a private lock that the tenant can use.

  8. The LANDLORD is not responsible for any possible damage that may arise in external electrical devices plugged into the electrical network of the apartment.

  9. It is strictly FORBIDDEN to have pets in the apartment.

  10. It is strictly FORBIDDEN to smoke or vape on the floor including balconies and terraces.

  11. The LESSEE acknowledges that all household goods and household appliances (both in his room and in the common areas) are for his use and is responsible for the maintenance and proper use of the same for their return after the end of the contract.

  12. The LESSEE authorizes to show the room to potential new tenants from 2 months before the end of the contract on the date stipulated above without the need to be in it as well as to periodically check the status of the same (prior notice of visit) .

  14. We provide a duvet, but everyone must bring their bedding (sheet + pillowcases + duvet cover). We also suggest that everyone bring a pillow, although we provide it, but since it is something personal for those who will rent for a long time, it is better that each person bring them.
