The residence consists of 24 single rooms with private bathroom and air conditioning, designed to guarantee everyone the privacy, study and rest necessary to maximize their academic performance. The common areas, on the other hand, aim to encourage interaction between children and the creation of opportunities for exchange and personal growth: "mens sana in corpore sano", thanks to the large equipped kitchen, the study room and the gym for keeping in shape. The concept created by Phosphoro, based on many years of experience gained in the management of co-living between students, lives up to the highest expectations, merging style, functionality and comfort: colors to promote concentration, well-being and energy functional design furniture enhancement of light ergonomic seats orthopedic mattresses Services included: cleaning of common areas (3 times a week) air conditioning in the room keyless entry with personal code common areas accessible 24/7 wifi internet study room kitchen area dedicated fridge space fitness area bike parking surveillance cameras stays up to 10 months There is a launderette. The estimated expenses refer to a virtuous consumption profile.
The rent refers to a 12-month stay. Increments will be applied for shorter stays.

- Cancellazione 29 giorni o meno prima del check-in - Non rimborsabile
Una volta confermata la prenotazione, la commissione di Spotahome non è rimborsabile

- Rent and bills you find in the ad refers to 12 months stay
- The landlord applies a 30% increase on the total amount of rent and bills for shorter stays
- Other costs:
- Admin fee (to pay at check-in): 399€ which includes: contract registration, cleaning on exit, closing contract (for rooms)
- Admin fee (to pay at check-in): 600€ which includes: contract registration, cleaning on exit, closing contract (for entire flats)
- All bills (electricity, heating, water, waste tax, painting fund, internet if specified, building fees, SOS handyman) are included in the bill fee that you find in the ad
- Bills are estimated on previous tenants consumptions, 10% deviation from previous consumption is included, in case of deviation bigger than 10% the landlord can ask a compensation
- Booking and Check In procedure
- As soon as the booking request is accepted, you will receive a link to collect all your data to compile your preliminary contract
- Preliminary contract summarizes all rent and payment conditions. (Payment is divided into three moments):
- Payment with Spotahome
- Deposit payment due at signing preliminary contract
- Balance payment due before key delivery
- You will have to send the landlord a copy of your preliminary contract signed and the deposit payment receipt
- In the next days you will receive a link to schedule your check in appointment
- The day before your check in you will have to pay the balance specified in the preliminary contract
- The check in day you will sign the final contract and you will receive your apartment keys
- Check-in/out:
- Check-in hours: 9.00 – 18.00 (from Monday to Friday)
- Check-out hours: 9.00 – 18.00 (from Monday to Friday)
- Out of hours check-in: 100€
- Check-out cleaning fee: included in entrance fee
- Overnight guests permitted: yes but only with previous permission of other guests and no more than 2 nights a month
- Pets are not allowed
- Payment method: bank transfer
- Your landlord speaks: English and Italian

Se non accetta, non ti preoccupare, non preleveremo nessun importo e ti aiuteremo a trovare un'alternativa.
Check In
Organizza il tuo check in, il ritiro delle chiavi e tutto ciò di cui hai bisogno direttamente con il proprietario. Per offrirti una maggiore sicurezza, trasferiremo la prima mensilità al proprietario 48 ore dopo il tuo check in, a meno che, non ci contatti per eventuali problemi.
Ricorda: hai 24 ore per controllare la tua nuova casa
Se la proprietà è significativamente diversa rispetto al nostro annuncio, faccelo sapere entro 24 ore dal check-in in modo da poter risolvere il problema.
