**Our clientele is active and appreciates the property for its peaceful atmosphere and its calm, green surroundings.** To preserve this quality of life, we have had to implement internal house rules. The property is private and secured by a gate. The Émeraude studio includes an entrance hall, a bathroom, a separate toilet, an equipped kitchen open to the living area—which serves as a place of rest—lit by French windows that open onto the garden and terrace. We are, therefore, the opposite of densely populated areas such as Ixelles or central Brussels, where nightlife dominates. In contrast, the studio's environment is extremely quiet, which is highly appreciated by our tenants who return regularly. The following points must be clarified: ​ - A copy of liability insurance (RC type) is required. Please check if your family insurance covers the studio where you’ll be staying. - No official registration or administrative address allowed without first completing a trial period. - No professional activity is permitted on the premises. - Only individuals contractually bound to the rental are allowed on the premises. - No pets are allowed. - The premises must be kept in a state of cleanliness, order, hygiene, and proper daily ventilation throughout the tenant’s stay. Curtains should be opened during the day to allow natural daylight in. - It is forbidden to clutter the space with stored or displaced items, or to move furnishings against the walls in a way that does not respect the original layout of the studio. - It is strictly prohibited to damage, screw, nail, glue, or fix anything to the walls, floors, ceilings, doors, or furniture. - No additional equipment may be installed without the prior written consent of the owner. - No vehicles of any kind are allowed inside the premises—this includes bicycles, scooters, etc., even in the hallways. - It is strictly forbidden to bring in, either inside or outside the premises, any substances, objects, or individuals that may be dangerous, illegal, or sought by the authorities. This includes the prohibition of storing, smoking, or consuming in any form any illicit or addictive substances, or anything related to narcotics, both inside and in the private outdoor area. - For teleworking, a written request is required. All administrative documents must be submitted before the start of the stay.
