Do I need to pay to list my property with Spotahome?
No. Publishing your property with Spotahome is totally free. We create your listing at no cost to you, and also pay for Homechecker verifications.
What type of properties can I list on Spotahome?
You can advertise furnished rooms in shared apartments, studios, entire properties regardless of the number of bedrooms, rooms in student residence halls, shared rooms in properties with a live-in landlord/landlady.
What rules and regulations do I need to consider before I become a Spotahome landlord?
The applicable legislation can vary according to the following: 1. City or country in which the property to be rented is located (entire property or property shared by bedrooms) 2. Landlord’s specific characteristics 3. Type of property that is being advertised (entire property or property shared by bedrooms) Furthermore, Landlords will also have to face tax obligations for rental income which must be declared in the way and at the time set by the corresponding Tax Administration. Tax obligations also vary depending on the individual circumstances of each Landlord, and depending on them, the Landlord can benefit from incentives and bonuses in accordance with the legislation applicable to them. We recommend Landlords listing their properties with Spotahome to be aware of the laws and regulations that may affect them and the ones that may be of application due to their specific circumstances. Therefore, we advise you to check with your lawyer, legal or tax adviser as well as with local authorities about the regulations, restrictions and obligations that may affect you as a Landlord. It is important to check the regulations of the Neighborhood Association where the property is located that it is not prohibited to sublet or in case it is allowed, that you have the corresponding authorizations to sublet.

What does Spotahome Plus offer?
Guaranteed Payments: You will receive your rent every month on the 5th working day no matter what. Early exit coverage: If the tenant's plans change, we got you covered for up to 30 days notice. TT's background checks: You’ll only receive secure profiles approved by credit worthiness via Open Banking analysis. Damage protection: Spotahome will cover up to 2 months of damage. We don’t ask you for exclusivity: You can still publish your property on other platforms - but we are the only ones to assure you the rent. Default protection: If the tenant does not pay, we will still transfer your rent as expected.
