This is a translation of a contract for information purposes. In no case is this document a legal document, and has no legal effects whatsoever.
Even though you may already have these things in mind, I´m going to remind you of them in order for it to be an easier and more enjoyable time together in the flat.
Everyone must wash their own plates and put them away in order to leave the sink available for the rest of the flatmates. By doing so, you will also make it easier for the cleaning lady to do her job in the common areas.
Don´t eat in the bedrooms or take dinnerware or silverware from the kitchen.
Don´t move the furniture from it’s current position in the bedrooms.
Take the trash out daily.
It is recommended that you all create a “common expense” jar for things like toilet paper, trash bags, salt, sugar, etc.
It is prohibited to smoke inside the apartment.
It is prohibited to have pets inside the apartment.
It is mandatory to use covers on the mattress, pillowcases on the pillows and a duvet cover on the duvet.
Use a hot pad when you are using hot pots and pans.
Don´t hang up pictures or posters on the walls of the room. You may only do so on the corkboard that is given to you.
If you want to have visitors over to the apartment (a family member, etc.) it should be under the consent of the landlord (me) and the rest of the flatmates.
Remember that while you are living here, the apartment is your home. Enjoy it and respect everything that is in it in addition to the people living there.

D. ___, with ID number ____, as owner of the apartment in the rental contract referred to as INDIVIDUAL ROOM IN SHARED HOME, found at c/___ , in the Center of Madrid, has with ____________, (hereafter referred to as the tenant) with passport number ____________, upon the following rental contract for a specified time period concerning room number ___these following listed conditions:
1-The period of this rental agreement has been established from the ______of ______, __ until the ______of ______, __.
At the end of this contract, the tenant must return the keys to the apartment and the room to the landlord, leaving the room clean of all personal belongings. In the case that he/she does not return the keys, it will be understood that the occupation of the room after the termination of the contract will be of an unstable nature and that the tenant authorizes the landlord, or the designated party, to take possession of the room by his/her own authority. In any case, every day that goes by after the termination of the contract, there will be a monetary charge consisting of double the price of a single day during the validity of the contract.
The present contract, if both parties agree, can be renewed according to the terms and conditions which are agreed upon once again.
2-The price of the rental has been determined as consisting of a monthly rental payment of ____ euros (four hundred and thirty euros), payable in advance (for the following month), during the first 5 days of each month, in cash, in the very residence where the room mentioned in this contract is located.
If the tenant doesn’t pay the specified amount of monthly rent which was agreed upon, he/she will lose the money that was previously given to the landlord, and causing the eviction of the tenant.
3-At the time of signing of this contract, the tenant will give the amount of ____ euros (four-hundred and thirty euros), designated as the deposit, to the landlord in order to cover the expenses associated with the damages that may occur during the time of occupancy. The payment of this deposit will not serve to postpone the payment of the agreed monthly rental payments.
The deposit will be returned to the tenant within 15 days after which the rental contract period has ended, the tenant has vacated the room and once the amount concerning the damages and flaws that have happened during occupation of the room have been assessed.
6-In no circumstance and at no moment may the tenant sublet the rented room in its entirety or even partially. Failure to comply with this point will result in the cancelation of this contract, with the funds that were given to the tenant at the time of the contract being rendered null and void allocated to the landlord.
7-If the tenant leaves the home before the agreed rental period ends, he/she will lose the deposit that was given to the landlord at the signing of this contract.
8-Whatever expenses and costs that may arise due to judicial intervention will be at the expense of the tenant. All lost, damaged or non-replaced objects from the inventory that existed at the beginning of this contract will also be at the expense of the tenant.
9-It is not permitted to have animals in the apartment.
10-The landlord has the right to end the contract in the case that the tenant poses a problem with respect to the harmony of the living together in the home.
11-In no case and at no moment may the tenant have parties, drinking sessions or anything similar in the house. The failure to comply with this point will result in the termination of this contract with the landlord being entitled to all funds given to him/her.
12-The room is for the exclusive use of the tenant. The failure to comply with this point will result in the termination of this contract with the landlord being entitled to all funds that were given to him/her by the tenant at the moment at which this contract was rendered null and void.
In mutual agreement with all of the aforementioned, both parties sign this contract in Madrid on the _______of _______, ____.
