Policies that apply for all tenants

  • Check-in fee: £147 (payable once booking is confirmed)
  • Check-out fee: £47 (see below for when payable)

Mandatory reference check

This process will begin as soon as the landlord has accepted the booking request. If you fail the check, any monies paid thus far will be refunded to you, and the booking will be cancelled. This can happen even after Spotahome has confirmed the booking request, and is at the discretion of the landlord.

  • Documents required:
    • 3 months of bank statements
    • Copy of passport


Policies that apply to full-time employees

  • Deposit: 1 month's rent
  • Check-out fee: £47 (payable with final month's rent)
  • If the landlord determines that your income is insufficient to cover the rent:
    • UK-based guarantor required: yes (guarantor will need to be reference checked, and must provide 3 months' bank statements and a copy of their passport)
    • Guarantor referencing and agreement fee: £89 (payable in advance upon decision of tenant reference check)


Policies that apply to students (not full-time employed)

There are 3 tiers of payment option, which will be decided by the landlord depending upon the results of the reference check.

  • Tier 1
    • Deposit: 1 month's rent
    • Check out fee: £47 (payable upfront, along with the advance rent)
    • Rent payment: first 6 months due upfront
  • Tier 2
    • Deposit: 3 months' rent
    • Check-out fee: £47 (payable with final month's rent)
    • Rent payment: monthly, until end of stay (at which point the 3 months' security deposit will be reimbursed)
  • Tier 3
    • Deposit: 1 month's rent
    • Check-out fee: £47 (payable with final month's rent)
    • Rent payment: monthly
    • UK-based guarantor required: yes (guarantor will need to be reference checked, and must provide 3 months' bank statements and a copy of their passport)
    • Guarantor referencing and agreement fee: £89 (payable in advance upon decision of tenant reference check)
