If you move out within the second fortnight of the month, you will be charged the full month.     Services included in the monthly rent:

    • Private room equipped with desk and chair, bedside table, mirror, lamp and wardrobe. Bed linen and pillows are NOT included. Tenants must provide their own.
    • Cleaning of common areas once a week
    • Possibility of maintenance service
    • Possibility of changing room or flat to another in our portfolio
    • Possibility of registration (empadronamiento)
    • Customer service, queries, general matters during your stay
    • Contract for a minimum stay of 1 month and a maximum of 12 months with the possibility of renewal
    • Method of payment of all costs: Bank transfer with the full amount to be paid before check in

    Payments:

    • DEPOSIT: 1 month's rent which will be returned to you after the departure date (rent + supplies)
    • PHOTOGRAPHIC INVENTORY FEE: to be paid only once before entering the room 64,15€ (Guarantees the return of the deposit against the owner by having photos of the state of the room, how it is handed over and how it is returned)
    • ADMIN FEE: 393.25 €, VAT included
    • ADDITIONAL 60.50€ FEE to carry out the review of the profile of the tenant in the NATIONAL ASSOCIATION OF FINANCIAL CREDIT INSTITUTIONS "ASNEF" )
    • Exit cleaning fee 114.95€

    Documents required:

    • ID / Passport
    • Work Contract (if applicable)
    • University Acceptance letter (if applicable)
    • Bank details are required for the return of the deposit at the end of the contract
    • Once your booking is paid you will receive a unique welcome email from your landlord with all the information and instructions you need and where you will be asked for your personal documentation and bank details to make the rental contract. IT IS VERY IMPORTANT THAT YOU PROVIDE YOUR TELEPHONE NUMBER AND EMAIL ADDRESS CORRECTLY TO AVOID THEM NOT BEING ABLE TO CONTACT YOU AND RUN THE RISK OF LOSING YOUR BOOKING
    • If the owner does not receive all the necessary documentation previously requested by email and the payment of the total amount before check in, you will have to pay an additional 181,50€ for a last minute contract
    • You will be contacted a few days before the move in to arrange the check in time

    Check-in policies:

    • Monday to Friday 16:00 to 18:00 Free
    • Monday to Friday 11:00 to 13:00: 90,75€
    • Monday to Friday 18:00 to 22:00: 90,75€
    • Monday to Friday 22:00 to 10:00: 151,25€
    • Weekends and Holidays: 90,75€

    Booking policy:

    • If the tenant wishes to extend the contract, the landlord needs to be notified at least 30 days in advance.
    • The landlord will not accept booking requests made more than 60 days before the move-in date
    • PLEASE NOTE: If the booking is made ON THE SAME DAY, check-in must take place at least 48 HOURS LATER. We cannot make same day check-ins
    • The contracts are fortnightly, so the full fortnight of the month will be paid according to the day of booking. If the check in is made from the 20th of the month onwards, the following month will also have to be paid to avoid two consecutive payments
    • Please note that this is an online booking platform. It is therefore not possible to exchange contact details or offer tours. If you would like to book this accommodation, please send me a booking request or a message and please mention your age and occupation

    How to book

    With Spotahome, in-person visits are a thing of the past. Our team verifies the property to offer video tours and photos so you can view them online. We collect all the information you need to make your decision.
    With just a few simple details you can request the property and it will be held for you until you get a response. Remember, we won't charge you until the Landlord confirms.
    The Landlord has 24 hours to respond to your booking request. If they accept, your payment method will be charged and we will put you in contact with the Landlord. If they don’t accept, no worries, you won't be charged and we'll help you find alternatives.
    Arrange your move-in date, key collection and anything else directly with your Landlord. As an extra security step, we will only transfer the first month's rent to the Landlord 48 hours after you move in, unless you contact us with a problem.
    Remember: you have 24h to check your new home
    If the property is significantly different to what our listing promised, let us know within 24h since you move in so that we can work to resolve it.
