Landlord policies

  • Maximum permitted tenant age: 40
  • Minimum permitted tenant age: 18

Payments:

  • Deposit is equal to a monthly rent plus monthly bills value and should be paid before check in.
  • Admin fee (membership fee) varies according to property, please check payment summary to visualize the specific amount. Please keep in mind that you need to add 1 month's bills to this value.
  • **1 month's bills payable as an additional fee at check-in**
  • **Bills are not included in the monthly payment**
  • Payment method: credit card using the LL website portal

Important information:48 hours before checking in, it is essential that:

  • You have the signed and completed contract.
  • The mandatory payments have been made:
    • Security deposit.
    • First monthly payment.
    • Membership (admin fee).
  • In addition, you must contact our team in advance through the owner's customer area to confirm your arrival date and time.
  • If your move-in date is on or after the 16th of the month, the payment you make to Spotahome will be used to cover the following month. The 15 days of the current month must be paid to the landlord before check-in.

Check-in/out info:

  • Check in will be done in the office.
  • Barcelona:
    • Check-in: From 15:00 to 00:00 (You may request to check in outside of these hours if arranged in advanced).
    • During Weekend or holiday check-in is possible if everything is arranged with LL before Friday or last available working day before 13h00
    • Check-out: before 11:00.

Signing the contract and paying the deposit

  • If your booking is accepted, the landlord will
    • Send you a copy of the contract to sign
    • Invoice you for the deposit
  • This means you will sign the contract and pay the deposit before moving into the property
  • 48 hours before check-in, you must have completed payment and signed the contract.

Other information:

  • Registration is possible as long as the stay is at least 6 months.
  • Overnight guests: €70 per person per night
  • Cleaning service: once per week in common areas of the flat.
