**Private‑entrance suite with en‑suite private bathroom** in new build, 1 min to tram, near Sapienza University, Umberto I Hospital, Termini Station, well connected to LUISS (tram).
In Via dei Reti, San Lorenzo, Rome. In a brand‑new building I offer, under a temporary lease (minimum thirtyone nights, max twelve months), an almost‑independent suite: bedroom, private bathroom, individual A/C & heating, electric shutters, Schüco windows acoustic & temperature comfort, hardwood floors, private washing machine & electric bathroom heater. Double aspect (inner court and via dei Piceni). Only the kitchen is shared (induction, hoven, microwave, small fridge‑freezer, sink, table), I'm not always at home and I do not cook often.
Connections: “Reti” tram stop about one min on foot. Sapienza University within short walk. Verano / De Lollis stops are just a few minutes away. Policlinico Umberto I close by. Termini Station about fifteen/twenty min walk. Colosseum about half an hour walk
