The most popular choice among UET students is a room in a shared flat with an average price of around 730 €/month and bills included in many listings.
Start three to four months ahead of the term. Demand peaks in late August for the autumn intake and in early January for the spring intake, so booking by June or November protects your choice and price. Locking in your home before arrival also avoids paying for hotels in Prati, where short-term rates are high.
Every property on Spotahome is verified before publication, so what you see in the listing is what you get. If a property doesn't match the listing on arrival, report it within twenty-four hours and the team will mediate with the landlord, help relocate you or work out an alternative.
The deposit is set by each landlord, usually one or two months of rent. On listings labelled "Deposit protected", Spotahome refunds the deposit directly if the landlord doesn't return it within three months of moving out and you've met the contract terms. There are also many properties without a deposit, easy to filter from the search.
No guarantor is required. You'll need an ID or passport, your UET acceptance letter or work credential and a payment method. After the landlord confirms the reservation, they may request proof of solvency and a SEPA direct debit to finalise the contract.
The monthly rent always includes rent, the IBI property tax and condominium fees. Utilities such as electricity, water, gas and Wi-Fi are included in many listings but not in all. Personal expenses like groceries, toiletries and optional services such as a weekly cleaner or a parking space are never included. Read each listing carefully so the move-in day brings no surprises.
